New Studio your views sought

We are thinking of hiring some office or warehouse space to use as a studio, partly to satisfy our own studio needs and partly to rent out. We were wondering if there would be very much call for a dry hire studio, really just an available space with some lighting laid on for a very nominal fee of about ?50 a day. It wouldn't be fancy, but it would be private and discrete. A lot of people seem to complain of being unable to find a place to shoot in. Your views would be of interest.
