Hello Harmony,
I own properties that I rent out and the ones valued at ?105000 are let out at a lower rate than the one you are offering to make each month, so I'm assuming that the deeds to the house are going to be passed to you when the final payment is made. If so make sure you get a watertight contract drawn up. The last thing you need in this exercise is for the lender to sell the property when you have just one payment left to make. I know a decent solicitor if you need one.
Also take out a payment protection insurance policy to cover you should you be unable to make payments.
Have you thought about approaching builders directly? There are a few developers of new builds who are looking to offload property. I'm sure they can do you a deal.
Also there are some websites set up for people with spare cash who lend privately to individuals. Try one of those. I don't know the links to them though.
